FINANCE OPTIONS FOR CONSTRUCTION AND M&E

Which finance could
help your business?

Start with the product and the job it needs to do. Different parts of the same growth plan may need different funding structures.

01Substantial contract-led facilities

Construction application finance

Explore funding against eligible applications and certified payments.

WHY IT HELPS THIS INDUSTRY

Specialist construction invoice finance may release cash from accepted staged-payment debts while an established contractor continues paying labour, subcontractors and materials costs. Some providers consider certified or uncertified applications.

WHAT NEEDS CHECKING

The application, contract, valuation and payment position are assessed together. Certification strengthens evidence but does not guarantee funding; retentions and disputed sums may be excluded.

02£250k+ programme focus

Asset finance for plant and equipment

Spread investment in the assets needed to deliver contracts.

WHY IT HELPS THIS INDUSTRY

Eligible plant, access equipment, installation machinery or commercial vehicles may be financed separately, helping retain operating cash for the project workload.

WHAT NEEDS CHECKING

Check asset ownership, contribution, VAT timing, delivery and useful life. Equipment finance does not itself fund a payment application or retention.

03£200k+ borrowing focus

Business loans for contract growth

Consider a defined mobilisation or wider expansion cost.

WHY IT HELPS THIS INDUSTRY

Where the requirement comes before an eligible receivable exists, a loan may be worth exploring for a clearly costed purpose supported by a credible repayment plan.

WHAT NEEDS CHECKING

It is not automatic finance against a contract award. Affordability, existing borrowing, security and guarantees require assessment.

04£500k+ facility focus

Invoice finance for completed B2B work

Use a clearer, accepted invoice to address the payment gap.

WHY IT HELPS THIS INDUSTRY

Where work is completed and the resulting business debt meets the provider’s criteria, a receivables facility may release working capital ahead of the customer’s payment date.

WHAT NEEDS CHECKING

Raising an invoice does not override construction contract terms, set-off or a dispute. Identify the actual accepted debt and payer.

Our main focus is £500k+ invoice facilities, £250k+ asset programmes and £200k+ business loans. These are marketing focus amounts, not fixed minimums or evidence of available capacity. Provider assessment and terms determine what can be arranged.

CONSTRUCTION APPLICATION FINANCE / THE PRODUCT

Work submitted.
Cash still outstanding.

A specialist facility examines the amount that can be accepted for funding under the contract, rather than treating the full application as cash due.

What it can help with

Replenishing working capital tied up in eligible staged-payment debts, so wages, subcontractor costs and materials for ongoing work do not rely solely on the payer settling first.

How it works

Supply the contract, application or certificate and valuation evidence. A specialist provider checks the payer, payment rights and deductions, then decides whether an advance can be made against the accepted balance.

Payment documentWhat it means for the funding discussion
Uncertified applicationThe amount claimed for work. Some specialists consider it, but require evidence of performance, contract rights and the likely accepted value.
Certificate or assessed amountA stronger record of the sum valued. Retention, set-off, notices, disputes and remaining conditions still affect funding.
Retention or disputed variationSeparate it from the amount expected to be advanced. Do not assume it is immediately eligible or payable.

Some construction structures can assess applications before a payment certificate is issued. That does not mean every uncertified application is fundable. The contract and current specialist-provider policy govern the case; no universal advance rate or completion time is promised.

01 / THE COMMERCIAL DETAIL

Map the route from work to payment

Work completed is not automatically eligible debt
  1. 01

    Application

Work and the amount applied for.

  2. 02

    Assessment

    Valuation, certification and notices.

  3. 03

    Eligibility

    Accepted rights, deductions and evidence.

  4. 04

    Funding

    Approved structure and available advance.

Set out the application date, valuation, certification, payment notice, final date for payment and any pay-less process. Providers need to understand when an enforceable receivable arises and what evidence supports its amount.

Identify unagreed variations, contra-charges, set-off rights and disputes. Those can change the fundable balance even where work has been completed. A forecast based on the full value of applications may overstate usable cash.

02 / THE COMMERCIAL DETAIL

Treat retentions and concentration explicitly

Two constraints that deserve their own line
RETENTIONS

Cash held back

Read
Release conditions and milestones
Do not assume
Immediate funding of retained amounts
CONCENTRATION

One legal debtor

Read
Exposure across sites and projects
Do not assume
Several sites mean diversified debt

Retentions may remain unpaid until practical completion, defects resolution or another contractual milestone. Do not include them in expected advances unless a provider expressly agrees their treatment.

One principal contractor can dominate the ledger across several projects. Assess the concentration at the legal-debtor level, not just site by site. A financially strong end client does not necessarily remove exposure to the subcontracting chain.

03 / THE COMMERCIAL DETAIL

Choose a route around eligible work and equipment

Specialist contractual-debt providers may assess applications and staged payments that ordinary invoice finance does not accept. That requires confirmation of current appetite, contract terms and evidence. A lender’s general construction product is not proof it will accept your exact case.

Equipment finance can address owned productive assets such as plant or installation equipment. Business borrowing needs affordability independent of an uncertain disputed payment. Do not assume work in progress, a retention or a contested application can fund an immediate payroll gap.

HYPOTHETICAL EXAMPLE / NOT A CLIENT CASE

£800k applied for does not mean £800k of eligible debt

Hypothetical / no automatic contract eligibility
  1. Applications£800k
  2. After retention and variations£600k still needs assessment
  3. Assumed accepted debt£500k
  4. At an assumed 80% advance£400k gross

£80k retention and £120k unagreed variations removed. Further eligibility, reserves, drawings and fees still matter.

Hypothetical illustration only. Not a client case, quote, lender policy or funding commitment.

A hypothetical M&E contractor has £800k of applications, including £80k retention and £120k unagreed variations. Even the remaining £600k is not automatically eligible: certification, contract rights, deductions and provider assessment still matter. If an assumed £500k were accepted at an illustrative 80%, the gross advance would be £400k before reserves, drawings and fees. Those eligibility and advance assumptions are not lender policy.

Illustrative assumptions only. Not a quote, provider policy or funding commitment.
COSTS, SECURITY & PRACTICAL CONSTRAINTS

Know the cash.
Know the commitment.

Specialist assessment, surveys, legal work, service fees and discount charges may apply. Review contract assignment, recourse, guarantees, debentures and any existing lender’s rights. Confirm the treatment of retentions, contra-charges and overpayments before relying on an availability figure.

For the next stage of assessment

  • Signed contracts, amendments and relevant subcontract terms
  • Applications, certificates, notices and payment evidence
  • Retentions, variations, disputes and customer concentrations
  • Project cash forecast, payroll, supplier commitments and current finance

The brief enquiry does not require these documents. Agree the purpose, permissions and appropriate sharing route first.

BEFORE YOU PROCEED

The questions
worth settling.

Can an application for payment be funded?

Some specialist structures assess applications, but acceptance depends on the contract, supporting evidence and current provider policy. It is not automatic.

Can retention be included?

Do not assume so. Its release conditions and provider treatment must be confirmed.

Is completing the work enough to obtain cash in 24 hours?

No. Funding requires an active approved facility and accepted debt or application. Job completion alone does not trigger an advance.
